Flat Roofing in Inverness

Flat roofs built to shed Highland rain

Flat roofs on extensions, garages, dormers and commercial buildings take a beating from rain, frost and standing water. Thistle Roofing fits new flat roofs and repairs, replaces and maintains existing ones across Inverness and the surrounding Highland area, for homes and businesses.

We fit flat roofs in EPDM rubber, GRP fibreglass or a single-ply membrane, and recommend the system that suits the size of the roof, how it is used and your budget. Whatever the covering, the details matter most: the fall that carries rain to the gutter, sealed edges and upstands where the roof meets walls, and outlets that stay clear.

If your flat roof is leaking, we find the cause and tell you honestly whether it can be repaired or needs replacing. Quotes are free with no obligation, and every flat roof we fit or repair is guaranteed.

Common flat roof problems

Flat roofs tend to fail in the same few ways. These are the signs to look out for.

  • Water sitting on the roof

Puddles that stay for days mean the roof has lost its fall. Standing water wears the covering out much faster.

  • Splits, cracks and blisters

Older coverings crack, blister and split as they age, letting water through to the deck below.

  • Lifting seams and edges

Laps, seams and edge trims are the weak points. Once they lift, wind and rain get underneath.

  • Damp in the room below

Stains or damp on the ceiling of an extension or garage usually point straight to the flat roof above.

  • Blocked outlets and gutters

If water cannot get off the roof, it finds its way in. Outlets and gutters need to stay clear.

  • A soft or sagging deck

A spongy feel underfoot can mean the boards under the covering are wet and need replacing.

How a new flat roof goes on

Your quote sets out exactly what your roof needs. A new flat roof usually involves the following.

  1. A look at the roof and a free quote

We check the covering, the deck underneath and the drainage, and price the work with no obligation.

  2. Strip and check the deck

The old covering comes off so the boards beneath can be checked, and any that are soft or rotten replaced.

  3. Set the fall

Where needed, the roof is built up so that rain runs off towards the gutter or outlet.

  4. Lay the new covering

EPDM, GRP or single-ply membrane, laid and bonded to suit your roof.

  5. Edges, upstands and outlets

Trims, upstands against walls and outlets are sealed properly, because that is where water gets in.

  6. Final check

We check the finished roof drains as it should, and clear the site.

Which flat roof covering should I choose?

It depends on the roof. EPDM rubber is a single sheet with few joints, GRP fibreglass gives a hard, seamless finish that suits roofs with some foot traffic, and single-ply membranes are light and flexible. We will recommend the one that suits your roof and budget.

Can you repair my flat roof rather than replace it?

Often, yes. Punctures, split seams and lifted edges can usually be repaired. If the covering has failed across the whole roof or the deck underneath is wet, replacing it is the better long-term answer. We will tell you which.

Why does water sit on my flat roof?

Usually because the roof has lost its fall, or because an outlet or gutter is blocked. Water left standing wears the covering out faster, so it is worth having it looked at.

How much does a new flat roof cost?

It depends on the size of the roof, the covering you choose, the condition of the deck and the detail around walls and outlets. We give you a free, itemised quote after looking at it.

Do you fit flat roofs on extensions, garages and dormers?

Yes. We fit and repair flat roofs on extensions, garages, dormers, porches and commercial buildings.

Is your flat roofing guaranteed?

Yes, all of our work is guaranteed. We explain exactly what that covers for your roof when we quote.
